1. Types of Property Ownership in Abacoa
There are three primary types of property ownership in South Florida—townhouses, condominiums, and houses—and all three types are for sale in Abacoa. Condominium ownership is best suited for retirees, young professionals, young couples, frequent travelers, and investors. Home ownership is better for families and those willing and able to maintain a property and spend most of their time there. Townhouses are an excellent middle ground, balancing the amount of maintenance and costs involved in property ownership. Below is a table summarizing the primary pros and cons for each property type.

2. Main Property Elements
The primary property elements to consider when looking at Abacoa homes for sale are property age, style, and location.
Age: One of the amazing perks of buying Abacoa real estate is the newness of all the properties. The vast majority of homes are less than 20 years old, and many of those properties are less than 10 years old.
Style: You should also consider architectural style, not only in terms of your personal preference, but also in terms of resale value. Abacoa homes for sale feature Tuscan, Key West, Mediterranean, and several other world-class architectural styles.
Location: Abacoa is located within the township of Jupiter and Palm Beach County. The town of Jupiter is home to Florida Atlantic University’s well-renowned Lifelong Learning Society, the state-of-the-art Jupiter Medical Center, and is also located just 30 minutes from Palm Beach International Airport. The county is home to over 150 golf courses and 50 miles of beaches.
You can also check out these resources from the official Town of Jupiter website and activities in Palm Beach County. Finally, the weather is classic Floridian weather with an average temperature of 78 degrees.
3. Secondary Property Elements
There are many secondary elements to examine. Chief among these are the common areas, square footage, and social opportunities. For condos specifically, you should look into parking, security, appliances, age restrictions, storage space, and opportunities for unit upgrades. 14 of the 15 Abacoa communities have a clubhouse and pool. As generally high-end properties, many of these concerns have been well taken care of by developers. There are slight differences, however, in each of the communities, and you will want to ask about each to ensure your needs are met.
4. The Communities of Abacoa Jupiter
There are 15 distinct communities built by a handful of developers. Below is a summary of each community.
Antigua is an excellent option for those who desire a more active social lifestyle. A small community located near downtown Abacoa, it is within walking distance of restaurants, Florida Atlantic University, and sporting activities, including golf and Jupiter Hammerheads minor league baseball games. The public schools are among the finest in the country. A typical Antigua home has three stories and over 2000 sq. feet.
Cambridge single family homes and townhouses tend to be 1800-2000 sq. feet. The area was one of the first Abacoa communities to be developed by Divosta in 2001. It’s pet-friendly and features rear garages accessible via alleyways. The walk to downtown Abacoa is scenic as it runs through the lovely Military Trail. Those searching for single-story homes will find excellent options here.
Homes in Canterbury Place are recently built, feature a Tuscan architectural style, and boast numerous upgrades and luxuries. Built by Centex Homes, the properties tend to have excellent visual appeal. Homes here are designed typically with the single family in mind, although there are townhouses available as well. Parents should note that teens will attend Jupiter High School, rather than Dwyer High.
This community features only townhouses, which are either 1500 or 1800 sq. feet. The defining feature of Charleston Court is its proximity to the Abacoa Golf Course, although locals also know the neighborhood by its colorful front doors. It’s also within walking distance of Roger Dean Stadium. Some of the townhouses are located directly on the golf course, allowing for fewer neighbors and spacious backyard views.
Greenwich is designed especially for singles and couples who want the shortest possible commute—a flight of stairs. It features mixed-use condominiums and townhouses, meaning they house commercial space on the ground floor and residential space above. The community is within the vicinity of the town center.
Like Charleston Court homes, many of the properties of The Island sit on the Abacoa Golf Course. Like Cambridge, it was one of the first communities to be built. Many Abacoa properties feature somewhat small yards designed for couples who want to minimize property maintenance. At The Island, however, many of the lots are larger in size. Accordingly, some owners have installed pools and invested in luxury landscaping. While it is not technically an island, the community gets its name by virtue of being almost entirely surrounded by a thin body of water.
Mallory Creek boasts the best community center in Abacoa, including two pools, a fitness center, and a clubhouse complete with a billiards table. The architectural style features Key West motifs like metal roofs, which can be especially romantic during rainfall. The community is also home to beautiful landscaping and two picturesque ponds.
The properties in Martinique are a mixture of 1500 and 1800 sq. feet townhouses and single family homes up to 3500 sq. feet. They are around 10 years old and the architectural style is that of the British West Indies, meaning pastel facades and verdant landscaping. It is also well-situated within walking distance of the Abacoa town center and Roger Dean Stadium.
The New Haven community is large and older, featuring many properties developed at the turn of the 21st century. The architectural style, fitting with the name, has Northern New England and Victorian motifs. As a larger community, it has a larger community clubhouse and pools to match. It also enjoys beautiful, oak-lined streets.
All Osceola Woods properties are three-storied, Mediterranean-styled townhouses. It is one of the smaller communities, but the properties are large and well-suited for families or couples that want a home office or multiple guest rooms. It is also located close to the town center.
San Palermo features townhouses exclusively. As the smallest area with only 34 properties, it is a bit rare to find multiple homes for sale. On the other hand, it bears a charming and quaint atmosphere by virtue of its size and relatively busy location.
As the name suggests, Tuscany properties feature an Italian architectural style, complete with gorgeous red-tile roofs. Like many other Abacoa communities, there is a mixture of single-family homes and townhouses with a wide range of square footage and respective pricing. Of special note is Independence Middle, which provides an exceptional education to middle schoolers.
Valencia is the cream of the Abacoa crop with large, Mediterranean-styled properties between 2200 and 5500 sq. ft. in numerous floorplans. They were constructed in the early 2000’s. The homes are full of luxuries, including large lots and guest suites. Naturally, they come with a price tag to match, typically around $1-1.5 million.
Village at Abacoa
The Village is a quaint misnomer for this centrally-located community designed for singles and couples who desire an urban flair in their community. It consists of studio apartments and condos in over a dozen floorplans. There is a hot tub in the community center, and residents are also in the near vicinity of numerous restaurants, bars, and shopping options.
Windsor Park is like Valencia’s respectable little brother. Like Valencia, it offers some premium properties with extended lot sizes and luxuries amenities. As the newest Abacoa community, the homes are all less than five years old at the time of this writing. Square footage ranges from 1800-4000, and prices typically range between $350,000 up to $750,000. In addition to the beautiful single-family homes, there are a number of townhouses for sale as well.

Whether you plan to rent out your property or live in it yourself, it is crucial to make a wise long-term investment. To this end, examine market trends, real estate professionals, and concessions.

Concessions: This section is a matter of determining your personal preferences in terms of exact location and amenities. For example, if you are a retired couple with grown children, there isn’t a pressing need to live within the best school districts. Keep in mind that properties are priced with every factor in mind. Matching your precise personal needs with an appropriate property is the best way to leverage the best possible deal for you
6. Additional Costs
Here we’ve provided a table that will help you understand and track many of the additional costs in buying a house from beginning to end.
7. Determine What You Can Afford
The general rule for a mortgage is to spend 30% or less of pre-tax income on your mortgage. Be wary, however, of getting the number 30 stuck in your head. If you are in a position to spend 15% of your pre-tax income on your mortgage, that is usually a more responsible financial decision, which in turn allows for a more luxurious lifestyle.
Here is a helpful mortgage calculator you can use.
8. Getting A Mortgage for Abacoa Real Estate
Keep in mind that condo mortgages are typically more difficult to acquire and come with higher interest rates. No matter what type of mortgage you apply for, a strong candidate has a high credit score, steady income, steady employment history, and is able to make at least a 25% down payment.
If you have been denied a mortgage more than once, know that you can use home loan services for FHA home buyers in South Florida. There are other alternative programs as well.
We wish you the very best of luck in your search for an Abacoa property!
